A luxury villa in Mallorca is defined less by size than by position. The island's most valuable houses share a short list of traits: a sea view that cannot be built out, a south or southwest orientation, a plot large enough for privacy, and legal paperwork in perfect order. A 400 m² villa on the wrong street can be worth half of a smaller house two streets higher up the hill.
Our portfolio of luxury villas in Mallorca starts at €800,000 and concentrates where the long-term value is: the southwest coast between Bendinat and Port d'Andratx, the gated estates of Son Vida, and select country properties around Andratx and the Sóller valley. We look for houses that are either done properly — recent build quality, licensed pool, good insulation — or honestly priced as projects with clear renovation potential.
Buyers of exclusive villas here tend to fall into two groups: families relocating who need schools, medical care and a real community within reach, and second-home owners who want lock-up-and-leave simplicity. We ask which one you are on day one, because the right villa is different for each.
Son Vida is the classic address: gated, green, ten minutes from Palma, with villas set around three golf courses. Plots are large and privacy is genuine, which is why it attracts buyers who could live anywhere. Bendinat and Portals Nous offer a softer version of the same idea — family villas near the Real Golf de Bendinat and the coastal path, five minutes from Puerto Portals.
Port d'Andratx is the island's price ceiling for villas. The Cala Llamp and La Mola hillsides carry modern architecture with harbour views that rarely reaches the open market. Santa Ponsa and Nova Santa Ponsa provide more house for the money, popular with golfers near Port Adriano. Away from the coast, villa-fincas around Andratx town, Es Capdellà and Calvià village trade sea views for land, silence and mountain light. Each zone suits a different life; none of them suits everyone.
How much does a luxury villa in Mallorca cost?
Realistic entry into the villa market in the southwest starts around €2M for an older house in Santa Ponsa or Costa de la Calma. Reformed or newly built villas in Bendinat, Portals Nous and Nova Santa Ponsa typically ask €3M to €6M. Son Vida and Port d'Andratx begin around €4M and reach €20M or more for frontline and estate properties. Within our curated range, villa-style townhouses and semi-detached homes start from €800K.
Where are the best luxury villas in Mallorca?
For prestige and privacy, Son Vida. For harbour views and modern architecture, Port d'Andratx — particularly Cala Llamp, Montport and La Mola. For family life near international schools, Bendinat and Portals Nous. For golf and value, Santa Ponsa. For rural character with serious quality, the countryside around Andratx, Es Capdellà and the Sóller valley. We usually recommend viewing two contrasting zones before narrowing down.
What should I verify before buying a villa?
Confirm that the registered square metres match reality, that the pool and any extensions are licensed, and that the habitation certificate is current. Ask for the energy certificate and recent utility bills — older villas can be expensive to run. On hillside properties, check retaining walls and access easements. On rural land, verify water rights and whether the plot is buildable at all. A good local lawyer checks all of this before you sign anything binding.
Can non-Spanish buyers purchase a villa freely?
Yes. Spain places no nationality restrictions on property ownership. You will need an NIE number, a Spanish bank account, and ideally a power of attorney so your lawyer can act while you are abroad. Budget roughly 10% to 14% on top of the price for transfer tax and fees in the Balearics. Financing is available to non-residents, typically up to 60–70% of valuation from Spanish banks.
