Andratx is the market town at the island's southwestern tip, set a few kilometres inland at the foot of the Serra de Tramuntana. It is often overshadowed by its glamorous harbour, Port d'Andratx, but the town and its surrounding countryside form a serious property market of their own — and for many buyers, a smarter one. Houses in Andratx deliver land, mountain views and authentic town life at prices well below the port's.
The stock divides into three families: townhouses in Andratx itself, stone-fronted and often deceptively deep, from around €800,000 reformed; villas on the hillsides between the town and the port, typically €1.5M to €4M; and fincas in the surrounding valleys towards S'Arracó and Es Capdellà, where budgets stretch from €1.5M to €6M depending on land, water and licence status. New building is tightly controlled, which protects what you buy.
Who buys here? People who want Mallorca rather than a resort. The Wednesday market still serves residents, not coach tours; the bakeries open early and close when they sell out. Palma is thirty minutes by motorway, the port's restaurants ten minutes downhill, and the hiking trails of the Tramuntana start at the edge of town.
The town centres on the church of Santa Maria d'Andratx and the streets around Plaça d'Espanya, where the Wednesday market fills the square. Son Mas castle, now the town hall, watches from its hill. From town, the road southwest drops to Port d'Andratx in ten minutes; northwest, it climbs to S'Arracó, a village loved by artists and long-stay foreigners, and on to Sant Elm, the beach hamlet facing the Dragonera nature reserve island.
East of town, Es Capdellà offers some of the most beautiful finca country in the southwest, ringed by the Galatzó massif. The CCA Andratx, one of Europe's larger contemporary art centres, sits improbably in these hills and says something about who lives here now. Buyers should note the microclimates: valley floors hold morning mist and cooler winters than the coast. It suits walkers, riders, and anyone whose ideal evening is a long table under an almond tree rather than a marina berth.
What do houses in Andratx cost?
Reformed townhouses in Andratx town generally ask between €800K and €1.5M; unreformed ones appear from around €500K but need careful renovation budgeting. Hillside villas between town and port typically trade at €1.5M to €4M. Country fincas start around €1.5M and rise sharply with land, views and rental licences — a licensed finca with mature grounds towards Es Capdellà can exceed €5M. The port is a separate, higher market.
What is the character of Andratx town?
A working Mallorcan town, not a resort. Spanish and Catalan are the street languages, the Wednesday market is a genuine weekly event, and life runs on local rhythms — early mornings, long lunches, quiet Sunday afternoons. The foreign community is well established but integrated. Buyers who need beach bars and boutiques at their door will prefer the port; buyers who want to live somewhere real tend to fall for the town.
What property types are typical around Andratx?
Stone townhouses with patios and roof terraces in the town grid; modern and Mediterranean villas with pools on the surrounding hillsides; and fincas — from restored farmhouses on a few thousand square metres to substantial country estates towards S'Arracó and Es Capdellà. Rural plots come with strict building rules, so the value of an existing, legally registered house on country land is considerable.
What should foreign buyers know about buying in Andratx?
The process is standard — NIE, lawyer, notary — but rural property adds specific checks: confirm the finca's built surfaces are registered, that water comes from a legal well or mains connection, and whether a holiday rental licence (ETV) exists, since new ones are heavily restricted. On townhouses, verify any roof terrace or extension is licensed. A thorough legal review costs little against what it protects here.
Which areas around Andratx should I consider?
Andratx town for authentic life and walkable services. S'Arracó for village charm with an artistic streak, five minutes from Sant Elm's beach. Es Capdellà for the finest finca landscapes under the Galatzó mountain. The hillsides on the port road for sea proximity at gentler prices than Port d'Andratx itself. Sant Elm suits buyers wanting a small beach community facing the Dragonera island, at the end of the road in the best sense.
