Pools in Mallorca: standard feature, unequal quality

Almost every villa with a pool in Mallorca advertises the same photograph: blue rectangle, palm, sea in the distance. The reality behind the image varies enormously. Pool orientation decides whether you swim in sunshine at 6pm or in shade from 3pm. Saltwater systems, heating, covers and proper filtration separate a pool you use eight months a year from one you use ten weekends. And crucially, a surprising number of pools on the island were built without a licence — a problem that surfaces exactly when you try to buy or later sell.

Our selection of Mallorca villas with pool starts at €800,000 and every property has had its pool paperwork checked before listing. In the southwest — Santa Ponsa, Bendinat, Port d'Andratx — infinity pools cut into the hillside are the signature format. Around Palma and in the countryside, you see generous lawn-level pools on flat plots, often easier to maintain and safer for young children.

If a private pool is your fixed requirement, tell us how you will actually use it: laps, children, entertaining, or twelve months of swimming. Heated and covered pools remain relatively rare here, and filtering for them early saves wasted viewings.

Where pool villas work best on the island

The hillsides of the southwest coast produce the island's most dramatic pool settings. In Port d'Andratx, villas above Cala Llamp stack infinity pools over the water; in Bendinat and Costa d'en Blanes, pools face the bay and Puerto Portals below. These plots buy you the view but come with pump rooms, retaining walls and access stairs worth inspecting closely.

Flat-plot pool villas cluster in Santa Ponsa, Nova Santa Ponsa and Sol de Mallorca — mature gardens, pool and lawn on one level, usually better for families. In Palma itself, a private pool is scarce and commands a premium; look to Son Vida, Génova and La Bonanova on the city's edge. Inland, fincas around Andratx, Es Capdellà and Santa Maria pair large pools with real land, and many hold the licences needed for holiday rental — worth confirming if income matters to you.

What does a villa with a pool cost in Mallorca?

A pool is standard equipment at the luxury level, so the price is driven by zone and view rather than the pool itself. Within our curated range, smaller pool villas and semi-detached houses inland or in Santa Ponsa start around €800K to €1.5M. Detached family villas with pools in the southwest typically ask €2.5M to €6M, and hillside infinity-pool properties in Port d'Andratx or Son Vida go well beyond.

Which areas have the best pool villas?

For sea-view infinity pools: Port d'Andratx, Bendinat and Costa d'en Blanes. For flat, family-friendly plots: Santa Ponsa, Nova Santa Ponsa and Sol de Mallorca. For privacy and space: fincas around Andratx, Es Capdellà and the central villages. Son Vida combines large plots with mature gardens and pools close to Palma. Year-round swimmers should prioritise south-facing pools with heating — rarer than the listings suggest.

What should I check about the pool before buying?

Ask for the pool's building licence and confirm it appears in the property's registered description — unlicensed pools are common and complicate resale. Check the age of the liner or tiling, the filtration system, and whether it is saltwater or chlorine. On hillside pools, look at structural cracks and water loss history. Heating, covers and outdoor showers matter more than they seem; retrofitting them costs real money.

Is buying a pool villa different for foreign buyers?

The process is the same as any Spanish property purchase: NIE number, bank account, lawyer, notary. The one extra point for foreign buyers is running cost — pools add maintenance of roughly €200 to €400 per month with a service company, plus water and electricity. If you plan to rent the villa out, note that holiday rental requires a licence (ETV) in Mallorca, and new licences are heavily restricted.
