The estate above the city

Son Vida is a gated hillside estate ten minutes northwest of central Palma, and for half a century it has been the island's reference address for significant villas. The formula has not changed: controlled access, mature pine-lined streets, plots measured in thousands of square metres, and views that sweep across the bay of Palma. What has changed is the housing stock — alongside the classic 1970s and 1980s mansions, a wave of new contemporary villas has raised the architectural standard considerably.

Property in Son Vida means detached villas, full stop. There are no apartment blocks and no commercial streets; the estate is purely residential, built around three golf courses and the Castillo Hotel Son Vida. Buyers here want privacy with proximity: school runs, the airport and Palma's restaurants are all within twenty minutes, yet the estate itself is quiet enough to hear the golf course sprinklers at dusk.

The market splits into three tiers: older villas with renovation potential, typically from around €2.5M to €4M; reformed and recent family villas from roughly €4M to €8M; and new signature builds and large estates from €10M upwards. Our curated portfolio covers all three, and much of the best Son Vida stock moves discreetly rather than through public listings.

Golf, gates and the geography of the hill

Three courses define the estate: Son Vida Golf, the island's oldest, opened in 1964; Son Muntaner, the flagship championship course; and Son Quint, all operated under the Arabella Golf umbrella alongside the Sheraton and Castillo hotels. Villas fronting Son Muntaner's fairways are among the most requested positions on the hill.

The estate's internal geography matters more than outsiders assume. The lower entrance side is closest to Palma and the international schools of the southwest; the upper streets carry the widest bay views but more wind in winter. Security is a genuine feature, with controlled gates and patrols, which is a decisive factor for owners who leave the house empty for months. Daily life leans on Palma itself — there are no shops inside Son Vida — with the Porto Pi shopping centre and the marina at hand, and the Paseo Marítimo reachable in twelve minutes. It suits buyers who want an estate life with a capital city attached.

How much does a villa in Son Vida cost?

Entry to the estate realistically starts around €2.5M to €3.5M for older villas needing modernisation. Renovated family villas typically ask €4M to €8M. New contemporary builds with bay views begin around €8M to €10M and the largest estates exceed €20M. Plot value underpins everything: land in Son Vida rarely comes to market and holds its worth even when the house on it does not.

What is living in Son Vida like day to day?

Quiet, green and private. Mornings mean golf, tennis or the terrace; everything else — markets, restaurants, schools, the marina — sits ten to twenty minutes downhill in Palma. There is no village centre and no walking to a café, which suits some owners perfectly and frustrates others. Families use it well: safe streets, space for children, and the international schools of Calvià within a school-run radius.

What kinds of property exist in Son Vida?

Detached villas only, across three generations: classic Mediterranean mansions from the estate's first decades, many on the largest plots; solid 1990s and 2000s family villas, often worth buying to reform; and contemporary new builds with infinity pools, lifts and full domotics. A handful of building plots trade occasionally. There are no apartments or townhouses — buyers wanting lock-up-and-leave formats usually look at Palma or Portals instead.

Is Son Vida straightforward for international buyers?

Yes — the estate has been international since its creation, and the buyer pool today is German, British, Scandinavian, Swiss and increasingly American. The purchase process is standard Spanish practice: NIE, bank account, independent lawyer, notary. Given the values involved, structuring advice matters; many owners take specific tax counsel on wealth tax and ownership structure before completing. We introduce clients to experienced local advisers as a matter of course.

Which parts of Son Vida are most sought after?

Frontline golf positions on Son Muntaner and Son Vida Golf lead demand, followed by the upper streets with open bay views across Palma. The area near the Castillo Hotel carries the estate's historic prestige. Lower Son Vida trades some elevation for quicker access to the city and schools. There is no weak address inside the gates — the meaningful differences are view, plot orientation and street noise from the estate's few through-roads.
