Explore Mallorca's most coveted areas
Luxury real estate in Mallorca divides into a handful of distinct markets, and they behave differently. Sea-view villas between Bendinat and Port d'Andratx trade in a narrow band of streets and rarely stay listed long if priced correctly. Palma townhouses and penthouses answer to a city logic — light, terraces, parking. Country fincas near Santanyí or Sóller are valued on land, water rights and licence status as much as on the house itself.
Home Finder Mallorca curates across all of these segments from €800,000 upwards. We are not a portal; we are a small team that inspects each property, checks the paperwork early and gives you an honest read on the asking price. Entry-level luxury — a reformed two-bedroom apartment in a prime Palma street — starts around our €800K floor. Established villas in the southwest typically ask between €2.5M and €8M, with frontline and Son Vida estates well beyond that.
Buyers searching for luxury homes in Mallorca today face the same problem everywhere: the visible market is only part of the market. A good portion of the island's best property changes hands quietly. We maintain the relationships that put those homes in front of our clients first.
The strongest concentration of luxury property runs along the southwest coast. Son Vida, ten minutes above Palma, remains the island's reference address for large gated villas around the Son Vida and Son Muntaner golf courses. Bendinat and Portals Nous carry elegant family villas close to international schools and the marina at Puerto Portals. Port d'Andratx — especially the Cala Llamp and La Mola sides — commands the island's highest villa prices per square metre.
Palma itself is a market of its own: reformed palacio apartments in the Old Town, townhouses in Santa Catalina, penthouses over the Paseo Marítimo. To the north, the Sóller valley and Deià attract buyers who want the Tramuntana rather than the beach. Each zone has its own price logic and its own pitfalls, which is why we always start a search by narrowing geography before discussing individual houses.
What does luxury real estate in Mallorca cost?
Within our curated range, apartments in prime Palma locations start around €800,000. Villas in Santa Ponsa or Nova Santa Ponsa typically ask €2M to €5M; Bendinat and Portals Nous sit slightly higher. Son Vida and Port d'Andratx run from roughly €3.5M into the tens of millions for frontline or estate properties. Country fincas with land generally start around €1.5M and rise with plot size and licences.
Which areas should I look at first?
It depends on how you will live. For year-round city life, Palma — Santa Catalina or the Old Town. For families, Bendinat and Portals Nous put you near the international schools. Golfers gravitate to Son Vida. If the boat matters, Puerto Portals or Port d'Andratx. For privacy and land, look inland at Andratx, Es Capdellà or the Sóller valley. We usually shortlist two zones, not one.
What should I check before buying a luxury property here?
Three things above all: that the built reality matches the land registry and cadastre; that any pool, extension or guest house has a licence or a valid legalisation route; and that a cédula de habitabilidad (habitation certificate) exists or can be renewed. On fincas, add water supply and rental licence status. We flag these points before you fall in love with a house, not after.
Can foreigners buy luxury property in Mallorca?
Yes, with no restrictions on nationality. EU and non-EU buyers alike need an NIE (Spanish tax identification number) and a Spanish bank account before completion. Purchase costs on resale property run roughly 8% to 13% transfer tax on a sliding scale in the Balearics, plus notary, registry and legal fees. Non-EU citizens should also plan around the 90/180-day Schengen rule if they intend to spend long periods on the island.
