Houses with Position, Light and Substance

Buying a house in Mallorca means first choosing between three models of living: the townhouse in Palma or a village, the villa in the residential southwest, or the country house with land in the island's interior. Each model has its own prices, its own checkpoints and its own daily routines — and the most common mistake is buying the holiday feeling instead of the life you will actually lead.

For orientation, the typical asking prices: townhouses in Palma and sought-after villages such as Andratx or Santa Maria between €800,000 and €2.5 million; villas in the southwest with a pool from around €1.5 to €2 million, and with sea views mostly €3 to €8 million; country houses and fincas, depending on the land, from €1 to €5 million. Our curated portfolio starts at €800K and covers all three models — every property viewed by us, with its planning file checked.

For exclusive houses, a simple scarcity logic applies on Mallorca: the coastal municipalities approve almost no new building land, and good established positions are finite. The market therefore moves less through new construction than through renovation and replacement — buy a house with sound substance in an established position and you also buy the option of bringing it up to your own standard over the years.

Where Each Model of House Is at Home

Townhouses: in Palma chiefly in Santa Catalina, Es Molinar and the old town — three or four floors, a patio or roof terrace, everything on foot. In the villages, Andratx, Santa Maria and Alaró carry the market: stone façades, Wednesday and Sunday markets, genuine neighbourhood. Villas: the belt from Son Vida through Bendinat, Portals and Santa Ponsa to Port d'Andratx gathers the classic villa territories, each with its own character — gated and golf-adjacent in Son Vida, marina-orientated around Puerto Portals, harbour romance with hillside positions in Port d'Andratx.

Country houses: the Santa Maria–Alaró–Binissalem triangle on the Tramuntana fringe for wine country and a 25-minute run to the city; the valleys around Es Capdellà for coastal proximity. A practical rule for all three models: ask the winter question. A house that is comfortable in January — heating, orientation, a town that stays alive — works all year round; the reverse does not hold. That winter test is one of our standard curation criteria.

What does an exclusive house in Mallorca cost?

As typical asking prices: townhouses in Palma and sought-after villages from €800,000 to €2.5 million; villas with a pool in the southwest from €1.5 to €2 million upwards, and with sea views €3 to €8 million; country houses with land €1 to €5 million. Prime positions such as Son Vida or the front line in Port d'Andratx sit above these ranges.

Where is the best place to buy a house in Mallorca?

It depends on the model of living: Palma and the villages of Andratx, Santa Maria or Alaró for year-round town life; the villa belt from Son Vida to Port d'Andratx for privacy, golf and sea views; the interior for land and open space. The common denominator of the most value-stable positions: under 35 minutes to the airport, and a town that stays alive in winter.

What absolutely must be checked when buying a house in Mallorca?

The planning file first: building permits, the legality of extensions and pool, the habitability certificate, and agreement between land registry and cadastre. Then the fabric: damp, roof, wiring, a heating concept for winter, and retaining walls on hillside plots. Finally the running costs — garden, pool and upkeep of an island house quickly add up to several hundred euros a month.

Can foreign buyers purchase houses in Mallorca without restriction?

Yes, entirely without restriction. You need an NIE number, sensibly a Spanish bank account, and an independent lawyer. The route runs through reservation, arras contract and completion before a notary — usually four to eight weeks, longer for houses with a complex planning file. Add purchase costs of 10 to 13 per cent, driven by the banded Balearic transfer tax.
