Explore Mallorca's most coveted areas
Anyone looking to buy an apartment in Mallorca at the upper end chooses between two basic types: the city floor in Palma — a period piano nobile with high ceilings in the old town, or a new build with underground parking in the Ensanche — and the apartment in a coastal residence with communal pool, in Illetes, Bendinat or Puerto Portals, say. Each type has its own logic: the city apartment lives off its neighbourhood, the coastal apartment off the view and the community it sits in.
Typical asking prices for exclusive apartments: in Palma's old town and Santa Catalina, renovated properties start around €700,000 to €800,000, while good new builds and penthouses range between €1 and €3 million. On the southwest coast, high-quality apartments with sea views mostly move between €800,000 and €2.5 million. Exactly this spectrum makes up our curated portfolio from €800K — checked for condition, community costs and legal cleanliness.
For many buyers, the apartment is the smartest entry into the island market: lower running costs than a villa, lockable for months of absence, readily resaleable. What matters is honesty about use: anyone planning regular letting must know that holiday rental is not permitted in Palma's multi-family buildings — there, owner use and long-term letting remain the realistic scenarios.
Palma first. The old town between the Cathedral and Plaça Major holds stately floors with stucco and patios; Santa Catalina puts the market hall and restaurant scene on your doorstep; Portixol offers the sea promenade with fishing-quarter charm. For new-build quality with lift and parking, look to the belt around the Avenidas and the redesigned Paseo Marítimo. All the city locations share one advantage: they work in February exactly as they do in August.
On the coast, the apartment segment concentrates on the southwest: Illetes with its coves and well-kept residences above the water, Bendinat by the golf course, Puerto Portals with its marina scene, and further west Santa Ponsa, Paguera and the hillsides of Port d'Andratx. A rule of thumb for choosing: in the city you buy the neighbourhood, on the coast you buy the community — its build quality, reserves and management decide your enjoyment of the property more than any brochure. We check both before a property enters our selection.
