Renting a serious villa, done properly

Mallorca luxury villa rental is a market of extremes. At one end, thousands of near-identical holiday lets booked through platforms. At the other, a small pool of genuinely exceptional houses — staffed, licensed, privately managed — that rarely appear on public sites at all. Home Finder Mallorca works at that second end, arranging villa rentals for clients who expect the same standard from a rental as from a purchase.

The homes we place clients in are concentrated where our sales portfolio lives: sea-view villas around Port d'Andratx and Bendinat, estates in Son Vida, fincas in the Andratx and Sóller countryside. All hold a valid ETV holiday rental licence — non-negotiable in Mallorca, where unlicensed letting carries serious fines — and most come with housekeeping, pool and garden service included, with chefs, drivers and childcare available on request.

Many of our rental clients are testing the island before buying. A month in a Santa Ponsa villa in October tells you more about Mallorcan life than five holidays in August. We are candid about this: if a rental helps you choose the right zone before committing seven figures, it is money well spent, and we will connect what you learn directly to your property search.

What luxury rental actually includes here

A licensed luxury villa rental in Mallorca typically includes weekly or twice-weekly housekeeping, pool and garden maintenance, linen service and a local manager reachable seven days a week. Above roughly €10,000 per week, expect daily housekeeping, welcome provisioning and concierge support — restaurant tables in Portals or Palma, boat charters out of Puerto Portals or Port d'Andratx, tee times at Son Muntaner or T-Golf in Calvià.

High season runs June to September, and the best houses for July and August are reserved by February. May, June and September offer the same island with softer prices and easier bookings; several of our clients now prefer late September for warm sea and quiet roads. Winter lets of one to three months are a growing niche, particularly around Palma and Santa Catalina, where the city stays fully alive — useful for anyone trialling a relocation or waiting out a renovation.

What does a luxury villa rental in Mallorca cost?

In high season, well-located licensed villas with pools generally start around €7,000 to €12,000 per week, with staffed estates and frontline properties running €20,000 to €50,000 or more. Shoulder-season rates in May, June and September are typically 25% to 40% lower. Monthly winter lets are negotiated case by case and can offer excellent value for buyers who want to live in a zone before purchasing there.

Which areas are best for a villa rental?

For sea views and restaurants on foot, Port d'Andratx and Puerto Portals. For families, the flat plots and beaches of Santa Ponsa and Bendinat, close to the international schools if you are trialling a relocation. For privacy, countryside fincas around Andratx, Es Capdellà or the Sóller valley. For a winter stay, Palma itself — Santa Catalina and the Old Town keep their life year-round when resort areas go quiet.

What should I check before booking a luxury rental?

First, the ETV licence number — every legal holiday rental in Mallorca has one, and booking an unlicensed villa risks cancellation. Then the practical details listings blur: pool heating (and its surcharge), air conditioning in every bedroom, staff frequency, and exact distances — 'near the beach' can mean a fifteen-minute drive. Ask for a video walkthrough and the precise address before paying a deposit.

Can renting help me decide whether to buy in Mallorca?

It is the single best due-diligence tool available. A month's rental in your target zone reveals traffic patterns, noise, microclimate and how the area feels outside August — things no viewing trip shows. Several of our purchase clients started as rental clients. If you tell us a rental is part of a buying decision, we will place you in the zones on your shortlist and structure viewings around your stay.
