Explore Mallorca's most coveted areas
Golf in Mallorca has an advantage few European destinations can offer: you play twelve months a year, on some twenty courses all within an hour of one another. For a property buyer, that changes the nature of the project. A villa beside a Mallorcan golf course is not a holiday home usable for three months: it is a base for living, where the morning tee time is part of the routine even in January.
Our selection of golf property starts at €800K and concentrates on two poles: the heights of Palma, where Son Vida lines up three courses inside a secure gated community, and the southwest, around the Real Golf de Bendinat and Santa Ponsa. The buyers are mostly regular golfers from northern Europe and families who value what these neighbourhoods offer beyond the sport: security, greenery, calm, and property values that hold up well over time.
Living on a fairway does not suit everyone — proximity to play, community rules, service charges. We know these communities one by one and will tell you frankly where your project makes sense.
At Son Vida, three courses share the hills above Palma: Son Vida, the island's oldest, Son Muntaner and Son Quint. Fairway-edge villas sit within Mallorca's most established gated community, ten minutes from the city centre. The Real Golf de Bendinat, laid out on a hillside with glimpses of the bay, anchors a dense market of high-end apartments and villas between Illetes and Portals Nous. Further west, Golf Santa Ponsa and its neighbours feed Nova Santa Ponsa, where flat plots have allowed the southwest's most recent contemporary builds. Golf de Andratx, at Camp de Mar, pairs a technical layout with homes a few minutes from the beach. In the north, Alcanada — seaside, facing the lighthouse — remains the island's most spectacular course, with a more discreet property market around Port d'Alcúdia. For a golfer, the Son Vida–Bendinat–Santa Ponsa triangle offers the best balance of play, services and resale liquidity.
What budget for a property near a golf course in Mallorca?
Apartments in residences around the Real Golf de Bendinat or Santa Ponsa are most often listed between €800,000 and €2 million. Fairway-edge villas in Nova Santa Ponsa commonly trade between €2 and €5 million. At Son Vida, the benchmark of the category, most villas exceed €4 million. Immediate proximity to the course adds a real premium, though it varies by community.
Which areas are best for living near the greens?
The Son Vida, Bendinat and Santa Ponsa triangle concentrates most of the quality supply: several courses, established communities, and Palma and the airport under thirty minutes away. Camp de Mar, around Golf de Andratx, appeals to those who also want the beach on foot. The north, around Alcanada, suits buyers seeking a calmer setting who accept a narrower market at resale.
What should I check before buying on the edge of a course?
Orientation to the play first: a terrace exposed to stray balls, or facing a busy tee, changes daily life. Then the community's charges and rules, sometimes strict on works and fencing. Check too what proximity to the golf actually includes — club membership is almost always separate from the property. Finally, the usual points: licences, habitability certificate, technical condition.
How does a foreign buyer proceed?
As anywhere in Spain: NIE number, arras contract, notarised deed, and roughly 10 to 12% in costs and taxes on top of the price. Golf communities add one useful step: request the recent minutes of the owners' association to learn the charges, approved works and any disputes. We coordinate the whole process in your language, including remotely by power of attorney.
