Finca in Mallorca · Luxury Country Properties from €800K
Explore Mallorca's most coveted areas
The finca is the quintessential Mallorcan property: a stone house on its own land, often with olive and almond trees and a view of the Tramuntana. The market for fincas in Mallorca has changed profoundly. The finest examples today are exacting restorations — old walls, contemporary interiors, pools drawn into the slope — with nothing rustic left about their comfort. Our finca selection starts at €800K; first-rate restored properties usually change hands between €2 and €6 million, with large estates above that.
Buying a luxury finca in Mallorca attracts two profiles. Those who want space and silence as a main residence, twenty or thirty minutes from Palma. And those looking for a family house that can hold three generations in summer, with enough land for everyone to breathe. In both cases, value turns on criteria invisible in the photographs: water, access, and the legality of every extension.
This is the segment where guidance matters most. Mallorcan rustic-land law is technical, and two fincas that look identical can sit in opposite legal situations. We only present properties whose paperwork has been examined.
The Tramuntana foothills concentrate the strongest demand: Santa Maria del Camí with its Sunday market, Alaró beneath its castle, Binissalem amid the vines of the local wine appellation. You are twenty minutes from Palma yet living in the countryside — the balance most buyers are after. The Pollença valley, in the north, offers the most spectacular scenery, with the mountains as backdrop and Port de Pollença ten minutes away. The southeast, around Santanyí and Ses Salines, has flatter fincas in the characteristic golden stone, close to the coast's beaches. The agricultural centre, Es Pla, remains the best ratio of land to price for those who accept being thirty-five minutes from the sea. A good finca is recognised by its fundamentals: a well or spring with water rights in order, an access track in sound condition and legally clear, buildings that match the cadastre, and mains electricity or a serious solar installation.
How much does a finca in Mallorca cost?
In our selection, fincas start at €800K — at that level, houses to modernise or smaller properties in Es Pla. Tastefully restored fincas with generous land and a view usually trade between €2 and €6 million in sought-after areas such as Santa Maria del Camí, Alaró or the Pollença valley. Large estates with several buildings sit well above those figures.
Which areas should I search for a finca?
For proximity to Palma with genuine countryside: the Raiguer, between Santa Maria del Camí, Alaró and Binissalem. For mountain scenery: the Pollença valley and Campanet in the north. For southern light and beaches: around Santanyí and Ses Salines. To maximise land on a given budget: Es Pla, the island's agricultural centre. Each area imposes its own trade-off between distance, landscape and price.
Which legal points need checking on a finca?
On rustic land, everything gets verified: the legality of each building and extension against the licences granted, the match between cadastre and land registry, the water rights on the well, and any rights of way over the access track. Add the ETV licence if you are considering holiday letting — it attaches to the property and has become very hard to obtain. A specialist lawyer is indispensable before any signature.
Can a foreigner buy a finca without restriction?
Yes, including on rustic land: the standard Spanish process applies — NIE number, arras deposit and notarised deed — with roughly 10 to 12% in costs on top of the price. The one real difference is the length of the legal review, often longer than for an apartment, because a finca's file holds more documents: agricultural licences, water, access. Build that time into your calendar rather than suffering it.
