A DIFFERENT WAY TO FIND A HOME IN MALLORCA
Most people meet the Mallorca property market the same way. They type villa Mallorca into a search bar, land on a portal with nine thousand listings, and within an afternoon their inbox belongs to four agencies they didn't choose. The calls start. Every property is "an opportunity." Every viewing is "this week only." Somewhere in the noise, the actual question: would I be happy waking up here? gets lost.
Home Finder Mallorca exists to work the other way round. This is the one page on this site that explains why, where the name comes from, and what "boutique" and "discreet" actually mean when they aren't just words on a brochure. Everything else we publish — the area guides, the buying walkthroughs, the monthly notes on the island — links back here, because this is the part that matters.
The name, and why it went quiet
Home Finder Mallorca was founded in 1995 by my father. He spent two decades building it into a name people on this island knew and trusted. When he passed away in 2014, the name went quiet.
I stayed in real estate. For nearly a decade I worked across other agencies on Mallorca and learned every part of the business : sales, rentals, commercial, development, the systems and the strategy behind them. I built my own network, made my own mistakes, and found my own way. But the name never quite left me.
In 2026, together with my partners Hattaya and Isabell, I brought it back. Same name, new chapter. The agency my father started is open again, not as nostalgia, but because the way he worked, quietly and on the client's side, is still the right way to work this market. I'm building something I hope he would recognise.
What boutique actually means here
"Boutique" has become a word agencies attach to themselves the way restaurants attach "artisan" to a sandwich. So let me be concrete, because for us it's a deliberate set of choices, not a marketing texture.
It means we work with a small number of clients at a time. Buyers, sellers and investors but a handful at once, not a pipeline. A search or a sale done properly absorbs real attention, and we would rather do a few well than many badly. We'll tell you honestly if our hands are full.
It means three partners who between us cover every part of the business with depth. Hattaya, Isabell and I aren't a reception desk in front of a junior team. The person you speak to first is the person who does the work. That's the whole point of the size nothing about you gets lost in a system.
It means we handle the full picture primary residences, holiday homes, and investment portfolios and we're equally at home with a family looking for a long-term home and an investor structuring something more complex. We represent buyers and sellers both, and the quiet off-market introductions that genuinely move this market.
What discreet actually means here
Discretion is the word most over-used and least delivered in this industry. For our clients it's frequently the whole reason they came to us rather than walk into a marina office.
Concretely, it means the off-market layer, handled properly. Many of the best homes on Mallorca — in Son Vida, in Bendinat, in Puerto Andratx, and quietly across Palma — change hands without ever appearing online, between people who trust the same handful of intermediaries. Knowing who owns what, and who is quietly thinking of selling, is not something you find on a portal. It's built over years and it's protected carefully.
It means your business stays your business. Whether you're buying or selling, we don't broadcast it. A seller who wants a quiet sale gets one; a buyer who doesn't want a market to know they're looking stays private. And we don't talk about who we work with — not as a policy written to impress you, but because the moment that trust breaks, the off-market layer stops working, for everyone.
What I bring
I was born and raised in Mallorca, and I've spent nearly a decade in real estate here across every part of the business. What that gives a client is local fluency and a long memory: who owns what, who is quietly selling, where a microlocation is heading, and which property is genuinely worth your time.
Mallorca rewards that kind of knowledge and punishes its absence. The light is different in February than in the brochure. "Five minutes from the beach" is five minutes in March and forty in August. A frontline terrace that's perfect in calm June weather catches the llebeig off the southwest in a way the seller may genuinely not know. These aren't secrets , they're just things you only learn by being here, year after year, with skin in the game.
That's what we bring to the table. Not access to a portal you could find yourself, but judgement about a specific island, exercised on your side.
What you can expect from the rest of this site
Everything we publish is meant to be useful whether or not you ever contact us. If you only ever read the free guides and act on them better informed, that's a result we're happy with.
• If you're working out where on the island suits you, start with our guide to where to live in Mallorca and the individual area pages such as Santa Catalina and Son Vida.
• If you're working out how a purchase actually works as an international buyer — NIE, taxes, timelines, financing , our Mallorca buying guide for non-residents walks through it step by step.
If you've followed my journey over the years, thank you. If you've worked with me, sold with me, or sent a client my way, thank you. And if you're buying, selling, or simply considering Mallorca, I'd be glad to talk.
